Home Leasing and Trillium Health are collaborating to develop this four-story mixed-use and mixed-income building that will provide for a wide range of households, continuing the progress that Home Leasing has made with new communities along Charlotte Street. The project will consist of 66 housing units, first floor commercial space and a community pharmacy to be operated by Trillium. The units will be available to households with a range of incomes, which will continue to help establish downtown Rochester as a diverse neighborhood. The development team is dedicated to creating an inclusive community providing access to downtown living and amenities to all members of the community in an LGBTQ-welcoming environment.
The project is located on Site 3 of the Inner Loop Redevelopment on the west side of Union Street between East Avenue and Broad Street, at the eastern gateway to downtown Rochester. Adjacent parcels, 2 and 4, are planned for luxury housing.
Light-filled units will include full kitchens with dishwashers, central air-conditioning, in-unit storage, and private balconies.
The building will include one-bedroom and two-bedroom apartments with rents ranging from $733-$1,475. Apartments will be affordable to households with a broad range of incomes. In September 2018, Trillium received a conditional award for 20 supportive housing units through the Empire State Supportive Housing Initiative. The remaining units will be targeted as follows: 26 units at or below 60%; 6 units at or below 90%; and 14 units at or below 130% of Rochester’s AMI.
Twenty of the units will benefit from supportive services provided by Trillium for tenants who require assistance. Trillium Health is experienced at providing care management, medical and behavioral health care, and a comprehensive package of social support services for both target populations: (1) People Living with HIV (PLWH), and (2) individuals who are 55+ years of age and require assistance with one or more Instrumental Activities of Daily Living (IADLs). To augment success, Trillium Health will partner with several agencies, including Lifespan, to provide a full complement of supportive services.
Potential financing award & construction start Summer 2019. Project completion, Spring of 2021.
